What Causes Termites in Your Home and How to Stop Them

Termites are caused by two things working together: a food source (wood or other plant-based material) and moisture. Every termite infestation traces back to these basic needs. U.S. residents spend an estimated $5 billion annually controlling termites and repairing damage, with roughly 600,000 homes affected each year. Understanding what draws termites in is the first step toward keeping them out.

Moisture Is the Primary Driver

Termites need water to survive, and moisture is the single biggest factor that turns a home from unappealing to irresistible. Soil that stays consistently damp next to your foundation creates ideal conditions. Leaky plumbing, poorly draining gutters, condensation in crawl spaces, and faulty grading on porches and patios all contribute. Even something as simple as a sprinkler that regularly soaks the soil along your foundation wall can tip the balance.

This is why mulch gets blamed for termite problems, though the reality is more nuanced. Termites are attracted to mulch primarily because it holds moisture in the soil and insulates against temperature swings. Interestingly, crushed stone and pea gravel are comparable to wood mulch in terms of attraction, since they also trap moisture underneath. The material itself matters less than the dampness it creates.

Wood and Cellulose as Food Sources

Termites eat cellulose, the fibrous material found in wood, paper, and cardboard. Any home built with wood framing already contains their food supply. But certain conditions make that food far easier to access.

Firewood stacked against your foundation, lumber stored in crawl spaces, cardboard boxes sitting on a garage floor, old newspapers, wooden stakes left in soil after construction, tree stumps near the house: all of these serve as both a food source and a bridge into your home. Wooden debris buried in dirt-filled porches during construction is a particularly common and hidden risk factor. Even pressure-treated wood is vulnerable. Termites can enter through cracks and cut ends or simply build tunnels over the treated surface to reach untreated wood beyond it.

Earth-to-Wood Contact

The single most important structural risk factor is direct contact between soil and wood. When wood siding, door frames, porch steps, or support posts touch the ground, termites get simultaneous access to food, moisture, and shelter, plus a hidden entry point into the building. Wood components should sit at least six inches above ground level to reduce this risk.

Concrete foundations don’t solve the problem on their own. Termites exploit joints between slabs and foundation walls, frost cracks, and gaps around plumbing to reach wood from the soil beneath. Posts or stairs embedded in concrete are especially vulnerable because they often extend all the way through to the soil below. Foam insulation or stucco that extends below the soil line gives termites another concealed pathway.

Raised flower beds built against exterior walls, trellises attached to siding, dense plantings like ivy or vines touching the house, and soil or leaf litter piled against any wooden component all create the same kind of direct contact that termites exploit.

How Different Termite Types Find Your Home

The specific conditions that cause an infestation depend partly on which type of termite is involved.

Subterranean termites are the most common and destructive. They nest in soil, sometimes 10 to 20 feet or more below the surface inside buried stumps or logs. Workers travel back and forth between their underground colony and your home, returning to the nest for water and to feed other colony members. Because they carry their own moisture supply, damp wood isn’t essential for an attack. Any wooden structure is a potential target. When they can’t reach wood directly through soil contact, they build distinctive mud shelter tubes over concrete foundations to bridge the gap.

Dampwood termites are more specific in their requirements. They need wood that is already wet or decaying. Leaky roofs, dripping pipes, poor drainage, and condensation in unventilated crawl spaces create exactly the conditions they need. Wood decay fungus is often found alongside dampwood termite colonies, since both thrive in the same soggy conditions. Fix the moisture problem and you eliminate the cause.

Drywood termites are different from both. They don’t need soil contact or excessive moisture. They can infest dry, sound wood and often arrive inside furniture or lumber shipped from warmer regions. Their colonies live entirely within the wood they eat, which makes them harder to detect but also means they cause damage more slowly than subterranean species.

How New Colonies Start

Termite colonies produce winged reproductive members called swarmers, typically in spring, often after a rainstorm. Swarming usually happens during the daytime. These winged termites leave the colony in large numbers, pair off, mate, drop to the ground, shed their wings, and begin searching for a suitable nesting site. The mated pair runs quickly across the ground in a distinctive “train” formation, with the female leading and the male following close behind.

Finding swarmers inside your home is a major warning sign. It usually means a colony is already established nearby. The good news is that swarmers that emerge indoors typically die quickly without enough moisture, and they rarely succeed in establishing a new colony inside a building. But their presence tells you an existing colony is close enough to warrant inspection.

Early Signs of an Infestation

Mud shelter tubes are the most recognizable evidence of subterranean termites. These pencil-width tunnels run up foundation walls, support piers, or plumbing pipes, connecting the soil to the wood above. If you find one, break off a one-inch section and check back over the next few days. If you see live termites inside, or if the tube gets repaired, the infestation is active.

Other signs include wood that sounds hollow when tapped, tiny piles of pellet-shaped droppings (a hallmark of drywood termites), paint that bubbles or appears uneven, and floors or walls that feel soft or sag unexpectedly. Termite damage averages about $3,000 to repair per home, but costs climb quickly when infestations go unnoticed for years.

Reducing Risk Around Your Home

Most termite prevention comes down to controlling moisture and eliminating easy access points. Keep soil graded so water drains away from your foundation rather than pooling against it. Make sure crawl spaces have adequate ventilation to prevent condensation. Fix leaky faucets, pipes, and gutters promptly.

Remove any wood-to-soil contact around your home. That means pulling mulch, soil, and leaf litter back from siding and door frames, clearing old stumps and roots near the foundation, and picking up construction debris like form boards or wooden stakes left in the ground after building work. Store firewood and lumber well away from the house, not stacked against foundation walls or inside crawl spaces.

If you add a deck, patio, or raised flower bed, be aware that disturbing previously treated soil can open new pathways for termites. Any landscaping changes that pile organic material against the building or reduce airflow around the foundation increase risk. Even something as simple as letting soil accumulate above the level of your siding over time can create the conditions termites need to move in undetected.
