Perimeter Termite Treatment: How It Works and What It Costs

Perimeter termite treatment is a liquid chemical barrier applied to the soil around your home’s foundation to kill or repel subterranean termites before they can reach the structure. It’s the most common professional termite control method in the United States, with treatments typically lasting 5 to 12 years and costing most homeowners between $200 and $900 for a standard single-family home.

How a Perimeter Barrier Works

The basic idea is straightforward: subterranean termites live underground and travel through soil to reach the wood in your home. A perimeter treatment creates a continuous zone of treated soil around your foundation that termites must pass through. What happens next depends on which type of chemical is used.

Repellent termiticides, typically synthetic pyrethroids, emit an odor in the soil that causes termites to turn away from the treated zone. They only kill termites that make direct contact, which makes a perfectly uniform barrier critical. Any gap, even a small one, can give termites a way through.

Non-repellent termiticides work differently and have largely become the industry standard. Termites can’t detect these chemicals, so they walk right through the treated soil and pick up the active ingredient on their bodies. The key advantage is a slow-acting mechanism: contaminated termites carry the chemical back to the colony and transfer it to unexposed nestmates through normal contact. This “transfer effect” means a single treated zone can suppress or eliminate termite activity well beyond the barrier itself. Non-repellent treatments also provide quicker structural protection because termites don’t simply reroute around them.

What the Application Looks Like

A proper perimeter treatment involves more physical labor than most people expect. Technicians dig a trench around the entire foundation, at least four inches wide at the top and six inches deep, angled toward the foundation wall. The industry standard application rate is 4 gallons of diluted termiticide per 10 linear feet per foot of depth to the foundation footer. For a home with a 2-foot-deep footer and 150 linear feet of perimeter, that works out to roughly 120 gallons of solution.

Trenching isn’t always possible everywhere around the home. Where irrigation lines, utility equipment, or landscaping would be damaged, technicians may use rodding instead, which involves injecting the solution directly into the soil through a metal rod.

Concrete slabs, porches, and patios adjacent to the foundation create additional challenges. Technicians drill through the concrete to inject termiticide into the soil beneath, since termites can travel through expansion joints and cracks in slabs. Hollow concrete block foundations require drilling into individual blocks and treating the voids inside. Brick foundations get drilled at regular intervals along the mortar joints, with specific patterns depending on whether the brick is two-course or three-course construction. T-shaped and L-shaped piers need treatment at their connecting joints, which are common entry points.

Which Termites It Controls

Perimeter treatments are designed for subterranean termites, the species that nest in soil and build mud tubes to reach wood above ground. Eastern subterranean termites, the most common species across the eastern United States, respond well to soil barriers. The same chemicals and methods work equally well on Formosan subterranean termites, which are more aggressive but still depend on soil contact in most cases.

Formosan termites do have one important caveat. They’re more likely than other subterranean species to establish aboveground “carton nests” that trap moisture from plumbing leaks or structural condensation. When a Formosan colony has an aerial moisture source, it doesn’t need to travel back through the soil, and a perimeter barrier alone won’t reach it. Treating Formosan infestations often requires both a soil barrier and direct treatment of any aboveground colonies.

Drywood termites are a different situation entirely. These species live inside the wood they eat and never contact soil, so a perimeter soil treatment has no effect on them. Drywood infestations require localized wood treatment or, in severe cases, whole-structure fumigation under a tent.

How Long the Protection Lasts

Liquid perimeter treatments generally remain effective for 5 to 12 years. That’s a wide range because longevity depends heavily on local conditions. Soil type matters: sandy, well-drained soils can absorb and disperse the termiticide faster than dense clay soils. Heavy rainfall accelerates breakdown, as does frequent irrigation near the foundation. Landscaping work that disturbs the treated soil, like digging new garden beds or installing drainage, can physically break the barrier.

Most pest control companies offer annual renewal agreements that include periodic inspections and retreatment if termite activity returns. These ongoing contracts add cost but provide a layer of insurance, especially since termite damage often progresses invisibly for months or years before anyone notices.

Perimeter Treatment vs. Bait Stations

Bait systems are the main alternative to liquid barriers. Instead of treating the soil, technicians install monitoring stations in the ground around your home at regular intervals. When termites find a station, a slow-acting bait is introduced that workers carry back to the colony. Both methods can effectively control termites, but they differ in speed, maintenance, and long-term cost.

Liquid barriers work faster. Once applied, the treated soil is immediately lethal to termites passing through it. Bait systems can take weeks or months before termites even locate the stations underground, and colony elimination may take several additional months after that. During this window, some feeding and damage can continue.

Bait systems typically require more ongoing maintenance. Depending on the company and product, stations need inspection on a monthly, quarterly, or annual schedule. Baiting can also be more expensive over time because of these repeated service visits. One important distinction: once a bait system eliminates a colony, there’s no residual chemical left in the soil. If you cancel the service agreement and stop monitoring, you have no ongoing protection against new colonies moving into the area. A liquid barrier, by contrast, continues working in the soil for years after the initial application.

Some pest control companies recommend combining both approaches, using a liquid barrier for immediate protection and bait stations for long-term colony suppression around the property.

Cost Breakdown

National pricing for liquid perimeter treatment runs between $3 and $16 per linear foot, with the total depending on your home’s size, construction type, and whether there’s an active infestation.

  • Small homes (under 1,200 sq ft): $200 to $500, assuming simple construction and no active infestation.
  • Mid-size homes (1,500 to 2,500 sq ft): $500 to $1,200.
  • Larger homes (above 3,000 sq ft): Often exceed $1,500 before additional work like wood repair or retreatment.

Homes with extensive concrete slabs, porches, or patios cost more because of the drilling required. Active infestations that need interior treatment or structural repairs can push totals above $2,500. To estimate your cost quickly: measure or estimate your home’s perimeter in linear feet and multiply by $3 for a low-end estimate and $10 for a mid-range one. A 150-linear-foot perimeter, for example, would fall between roughly $450 and $1,500.

Safety Considerations

Registered termiticides pose no significant hazard to humans, pets, or the environment when applied correctly, according to University of Kentucky entomologists. The chemical is injected into the soil around and beneath the foundation, not applied to surfaces you’d normally contact. Once the treated trench is backfilled and any drilled holes are sealed, exposure is minimal.

There are situations where a full perimeter treatment isn’t advisable or may come with limitations. Homes with wells near the foundation, sub-slab heating ducts, or certain drainage systems may not be treatable to industry standards because of contamination risk to water supplies or air systems. In these cases, some companies will decline to offer a warranty, or they may recommend a bait system as a safer alternative. If your home has a well within 50 feet of the foundation, make sure the pest control company knows before treatment begins.
