Termite treatment without tenting is possible and, for many homeowners, effective enough to skip the hassle and expense of full fumigation. These “tentless” methods range from chemical spot treatments injected into infested wood to whole-structure heat treatments that kill termites without tarps or toxic gas. The right choice depends on the type of termite, the severity of the infestation, and how much of your home is affected.
Most no-tent treatments cost between $300 and $1,200, with a national average around $520. Full-house fumigation, by comparison, runs $1 to $3 per square foot, which for a typical home means several thousand dollars plus the cost of vacating for two to three days. Tentless options are cheaper and less disruptive, but they come with a significant trade-off: they only work on infestations you can find and reach.
Why Tenting Works and When You Can Skip It
Tent fumigation floods every cubic inch of your home with gas, killing termites in walls, attics, and other hidden spaces you’d never be able to access directly. Its biggest advantage is that it doesn’t depend on detection. Even colonies buried deep inside framing get eliminated.
No-tent treatments are “detection dependent,” meaning they only kill termites in areas your pest control operator can locate and access. If your infestation is limited to a few visible spots, like a window frame, a door jamb, or exposed attic rafters, localized treatment can solve the problem at a fraction of the cost. But if you have drywood termites in multiple rooms, or if an inspector suspects colonies behind finished walls where drilling isn’t practical, fumigation may be the more reliable option. With current detection methods, there’s always some uncertainty about where colony boundaries end inside a home.
Spot Chemical Treatments
The most common no-tent approach is injecting chemicals directly into infested wood through small drilled holes, typically spaced about 18 inches apart in a diamond pattern to intersect termite galleries. Several products are used this way, and they fall into two broad categories: fast-acting insecticides and slow-acting borates.
Borates (sold commercially as products like Bora-Care and Tim-bor) are dissolved in water and applied to wood surfaces or injected into galleries. They kill termites that ingest treated wood, and they leave a long-lasting residual that protects the wood from future attack. A California Structural Pest Control Board study found that borate dust deposits were lethal on both prolonged and brief contact, and importantly, termites that picked up the chemical transferred lethal doses to untreated nestmates. That transfer effect is critical because it means the treatment can spread through a colony even if you don’t reach every individual.
Other effective chemicals include fipronil (the active ingredient in Termidor) and thiamethoxam (in Optigard), both of which showed high efficacy in the same study. These products are non-repellent, so termites walk through treated areas without avoiding them, pick up the chemical, and carry it back to the colony. Foam formulations expand to fill voids and galleries behind walls, giving better coverage of hidden spaces than liquid alone, though lab studies show foam efficacy can be variable depending on how thoroughly it reaches the infestation.
Heat Treatment
Heat treatment is the main non-chemical alternative and can be applied to a single room or an entire structure. The process involves using propane heaters and fans to raise the temperature inside wood to at least 120°F and holding it there for a minimum of 30 minutes. Higher temperatures work faster: 130°F kills termites in about 6 minutes, and 140°F in under 2 minutes.
For spot applications, technicians direct heat into a specific wall or section using containment panels. For whole-structure heat treatment, the entire home is heated, which gives you the same “reach everywhere” advantage as fumigation without any chemicals. You still need to leave the house during treatment, and some heat-sensitive items (electronics, vinyl records, candles, certain medications) need to be removed or protected. But unlike fumigation, you can typically return the same day.
The downside of heat is that it leaves no residual protection. The moment temperatures drop back to normal, new termites can move in. Chemical treatments, particularly borates, continue protecting the wood for years after application.
Other Non-Chemical Options
Two additional tentless methods exist, though they’re less widely used. Microwave devices direct electromagnetic energy into infested wood, essentially cooking the termites inside by boiling the fluids in their cells. The equipment is moved slowly across the surface of an infested wall or beam. It works without drilling, but it can only treat the area directly in front of the device, so it requires knowing exactly where the colony is.
Electrocution devices deliver 90,000 volts at very low current through infested wood. The electric shock kills termites directly and also destroys the gut organisms they depend on to digest wood, causing delayed mortality in survivors. Like microwaves, this method is highly localized and depends on precise detection.
Bait Stations for Subterranean Termites
If your termite problem is subterranean rather than drywood, tenting wouldn’t help anyway, since subterranean colonies live in the soil, not inside the structure. The no-tent approach for these termites involves either liquid soil barriers or bait stations placed around your home’s perimeter.
Bait stations are installed every 10 to 15 feet around the foundation, typically 1 to 2 feet out from the wall. Foraging termites find the bait, feed on it, and carry it back to the colony. The active ingredient disrupts molting, so termites die within weeks of ingesting it. The catch is timing: it can take weeks or months for termites to discover the stations underground, and several more months for the bait to spread through the colony. During that window, some feeding and damage continues. Entire colonies can be eliminated this way, but the process requires patience and ongoing monitoring.
Liquid barrier treatments work faster. A trench is dug around the foundation and filled with a non-repellent termiticide. Termites pass through the treated soil without detecting it, pick up the chemical, and transfer it to nestmates. This creates both an immediate kill zone and long-term protection. Barrier treatments typically cost $10 to $16 per linear foot of your home’s perimeter.
Cost Breakdown by Method
No-tent treatments vary widely in price depending on the method and the size of the area being treated:
- Spot or micro treatment: $6 to $8 per square foot of affected area, with small jobs (like a garage or single wall) starting around $240
- Liquid perimeter treatment: $3 to $10 per linear foot, averaging about $520 for a 100-linear-foot home perimeter
- Bait stations: $8 to $12 per linear foot, including installation and initial monitoring
- Barrier treatment: $10 to $16 per linear foot, with larger homes reaching $3,200 or more
By comparison, full tent fumigation for a 2,000-square-foot home typically runs $2,000 to $6,000. The math favors spot treatment when you’re dealing with one or two localized infestations. Once termites are in multiple areas or hidden inside walls, the cost of treating each spot individually starts approaching fumigation prices, and fumigation becomes the more thorough option.
The Core Trade-Off
Every no-tent method shares the same fundamental limitation: you can only treat what you can find. Drywood termite colonies can live entirely inside a wall or rafter for years, producing little visible evidence beyond the occasional pile of tiny fecal pellets. An inspector might identify two or three active spots, treat them successfully, and miss a fourth colony behind drywall that wasn’t showing signs yet.
This doesn’t mean no-tent treatment is a bad choice. For a single confirmed infestation in accessible wood, spot treatment with a transferable chemical like fipronil or borate can eliminate the colony effectively and protect the wood going forward. For a home with widespread or hard-to-locate infestations, particularly in older houses with multiple entry points, fumigation remains the most reliable single intervention. Many pest control professionals recommend a combined approach: fumigation to clear existing infestations, followed by borate treatment on accessible wood to prevent recolonization.
