Mold Fogger: How It Works, Types, and Limitations

A mold fogger is a machine that disperses an antimicrobial solution into ultra-fine droplets, sending them into the air and onto surfaces to kill or reduce mold spores. It can be a useful cleaning tool, but it is not a substitute for physically removing mold. Understanding what a fogger can and can’t do will save you time, money, and frustration.

How a Mold Fogger Works

A mold fogger breaks a liquid antimicrobial solution into tiny droplets, typically between 5 and 50 microns in diameter. For reference, a human hair is about 70 microns wide. At this size, the droplets stay suspended in the air long enough to contact airborne mold spores, then settle onto surfaces, crevices, and hard-to-reach areas that would be difficult to wipe down by hand.

Most foggers designed for indoor mold treatment are ULV (ultra-low volume) cold foggers. These use an internal fan and blower to push liquid through a rotating nozzle, shearing it into a fine mist. Some models add an electrostatic charge to the droplets, which helps them cling to surfaces and airborne particles more effectively. A typical consumer-grade unit produces droplets in the 10 to 50 micron range, throws mist about 15 feet, and covers roughly 60 to 80 square feet per application.

Cold Foggers vs. Thermal Foggers

Cold foggers are the standard choice for indoor use. They run on electricity or battery power, produce no heat, and create a mist that reaches into small spaces without saturating furniture or belongings. You can operate one yourself with proper protective gear.

Thermal foggers work differently. They use heat to vaporize the solution into a dense smoke that penetrates building materials and porous items deeply. That penetration sounds appealing, but thermal fogging carries serious risks indoors. The heated fog can displace oxygen in a room, penetrate deep into lung tissue, and cause chemicals embedded in wood and other materials to off-gas volatile organic compounds long after the fogging session ends. Thermal fogging should only be handled by trained remediation professionals, and no one should be inside the space while the machine is running.

Common Fogging Solutions

The liquid you put in a mold fogger matters as much as the machine itself. The most common active ingredients in mold fogging solutions fall into a few categories:

  • Hydrogen peroxide-based solutions are widely used in professional and consumer fogging products. They break down mold on contact and decompose into water and oxygen, leaving minimal residue.
  • Sodium hypochlorite (bleach-based) solutions have been registered as antimicrobial pesticides since 1957 and are effective against common mold species like Aspergillus niger on hard, nonporous surfaces. However, diluted bleach degrades over time and contains minimal surfactants, the compounds needed to penetrate into porous materials where mold roots (hyphae) are embedded. Standard household bleach often can’t reach mold growing below the surface.
  • Quaternary ammonium compounds are found in many commercial antimicrobial fogger solutions and work by disrupting the cell membranes of fungi and bacteria.
  • Plant-based or botanical solutions use ingredients like tea tree oil or citrus extracts. These are marketed toward people with chemical sensitivities, though their fungicidal strength varies.

Whatever solution you choose, confirm it’s labeled for use in a fogger. Not all antimicrobial products are formulated for aerosolization, and using the wrong one can create respiratory hazards or damage surfaces.

How to Use a Mold Fogger

Before fogging, preparation determines how effective the treatment will be. Start by removing or covering items you don’t want coated in mist, such as electronics, food, and pet supplies. Close windows and exterior doors in the space you’re treating so the fog stays contained. Turn off HVAC systems to prevent the mist from being pulled into ductwork (unless you’re intentionally treating the system, which is a job for a professional).

Fill the fogger’s tank with the solution according to the manufacturer’s directions. Position the fogger near the center of the room or aim it toward the area of concern. Turn the machine on, then leave the room immediately. Most fogging sessions take only a few minutes to fill a standard room, but the solution needs dwell time to work. Dwell time varies by product, so check the label, but plan on staying out of the room for at least 30 minutes to an hour.

After the dwell period, open windows and doors to ventilate the space thoroughly. Run fans if possible. Wait until you can no longer smell the solution before spending extended time in the room. Cold fog mist is light enough that it won’t saturate furniture or leave puddles, but you may notice a slight film on hard surfaces that can be wiped away.

Protective Gear You Need

Even with a cold fogger and a relatively mild solution, you’re aerosolizing chemicals in an enclosed space. At minimum, wear an N-95 respirator (which filters at least 95% of airborne particles at 0.3 microns), chemical-resistant gloves such as nitrile, and safety goggles. For areas larger than about 10 square feet of visible mold, step up to a half-face respirator with P-100 particulate filters and organic vapor cartridges, full-body disposable coveralls with a hood, and a face shield or goggles.

If you’re fogging a large area (over 100 square feet of contamination), a confined space like a crawl space, or anywhere with poor ventilation, the protection requirements increase significantly. P-100 filters achieve 99.97% filtration efficiency, but in truly confined or heavily contaminated spaces, even those may not be enough, and a supplied-air respirator becomes necessary. At that scale, the job is best left to professionals.

What Fogging Can and Can’t Do

This is the most important thing to understand about mold foggers: fogging is not mold remediation. It is one step in the cleaning process, not a standalone fix. Real mold remediation requires identifying why the mold is growing (a leak, poor ventilation, high humidity), fixing that underlying cause, physically removing the mold-contaminated material, and then cleaning the surrounding area. Fogging fits into that last cleaning step.

The reason is straightforward. A fogger can kill mold spores on surfaces and in the air, but it can’t remove them. Dead mold spores are still allergenic. They still trigger immune responses in sensitive people. And the fog can’t penetrate deep into porous materials like drywall, insulation, or carpet padding where mold colonies grow beneath the surface. If you fog a room but don’t remove the contaminated drywall behind it, the mold will grow back, potentially in a matter of days, because the moisture source and the embedded roots are still there.

Industry guidance from remediation authorities is clear on this point: fogging disinfectants or sanitizers should not be used to kill mold in place of physical source removal.

When Fogging Makes Sense

Despite its limitations, a mold fogger has legitimate uses. After professional remediation is complete, fogging can serve as a final cleaning pass to knock down any remaining airborne spores and treat surfaces that were near the contamination. It’s the finishing step, not the main event.

Fogging also works as an ongoing maintenance tool. If you live in a humid climate or have a home prone to mold, running a fogger once a month after dusting and HEPA vacuuming can help keep mold counts low. Think of it the way you’d think of mopping a floor: it maintains cleanliness but won’t fix a broken pipe.

For people who are mold-sensitive and can’t immediately control their environment, perhaps they’re renting and waiting for a landlord to act, or saving up for remediation, periodic fogging can serve as a temporary measure to reduce spore counts and ease symptoms. It’s a Band-Aid, not a cure, but sometimes a Band-Aid buys valuable time.

Choosing the Right Fogger

For home use, a ULV cold fogger is the right choice. Look for a unit that produces droplets in the 5 to 50 micron range, as this is the optimal size for reaching mold spores and fungi according to testing on fogging efficacy. Smaller droplets stay airborne longer and reach more surfaces; larger droplets fall quickly and miss airborne spores.

Consumer-grade foggers range from small handheld units that cover a single room to larger backpack-style models for whole-house treatment. Key specs to compare are tank capacity, droplet size range, throw distance, and whether the unit is corded or battery-powered. Battery units give you more mobility but may have shorter run times. Only use electric or battery-powered foggers indoors, never fuel-powered models, which produce carbon monoxide.

Pair the fogger with a solution specifically formulated for mold and rated for use in fogging equipment. Using a solution that’s too concentrated can leave residue or irritate airways. Using one that’s too dilute won’t kill anything. Follow the product’s dilution ratios exactly.
