Mold vs. Mildew: Why It Matters

Mold and mildew are both fungi that thrive in damp environments, but they behave differently and require different levels of effort to remove. Mildew is flat, powdery, and usually white, gray, or yellow. It sits on the surface of materials like shower tiles and window sills, rarely causing structural damage. You can typically wipe it away with a household cleaner.

Mold is a different story. It appears fuzzy or slimy, in shades of black, green, brown, or orange, and it penetrates beneath surfaces. Over time, it breaks down the materials it grows on. Mold also tends to colonize hidden spaces: behind walls, under floors, inside ductwork. There are thousands of species, but the most common ones found in homes include Aspergillus, Penicillium, Cladosporium, and Stachybotrys chartarum, commonly called black mold. Black mold is especially concerning because it produces mycotoxins, toxic compounds that can affect your health.

Health Effects of Indoor Mold

Living in a damp, moldy environment is clearly linked to respiratory problems, allergic reactions, and worsened asthma symptoms. People exposed to indoor mold commonly report nasal congestion, coughing, wheezing, eye irritation, and skin rashes. Those with existing lung conditions or weakened immune systems face higher risks.

Mycotoxins produced by certain mold species have been associated with a broader set of complaints, including fatigue, headaches, “brain fog,” and mood changes. This cluster of symptoms is sometimes called “toxic mold syndrome.” However, both the Institute of Medicine and the World Health Organization have reviewed the available evidence and concluded that the link between inhaling mycotoxins and these nonspecific symptoms isn’t firmly established. What is well established is that damp indoor spaces cause real health problems, regardless of whether mycotoxins are the specific mechanism. The practical takeaway: if you have visible mold or persistent dampness, removing it protects your health.

When You Can DIY and When to Hire a Pro

The CDC and EPA use 10 square feet as the dividing line. That’s roughly a 3-by-3-foot patch. Below that threshold, most homeowners can safely clean the mold themselves with proper protective gear. Between 10 and 30 square feet is classified as a Level 2 remediation project, and anything above that requires increasingly serious containment and equipment. For areas over 10 square feet, trained professionals with proper containment setups should handle the work.

Even for small DIY jobs, you need basic protection: an N95 respirator at minimum, non-vented goggles, and gloves made from a material that resists whatever cleaning agent you’re using. For areas over 100 square feet, OSHA guidelines call for full-face respirators with P100 filters and disposable coveralls that cover your entire body, including head and feet.

How Professional Remediation Works

Professional mold remediation follows a specific sequence designed to remove mold without spreading spores to clean areas of your home.

Containment

The first step is installing a HEPA-filtered negative air machine, essentially a powerful fan that pulls air out of the contaminated space and exhausts it outside the building through flexible ducting. This draws airborne spores away from the work area. Next, the crew seals off the affected room with heavy plastic sheeting. Every doorway, HVAC register, electrical outlet, and light fixture that could allow air to pass between the work zone and the rest of your home gets taped shut.

The goal is negative pressure: the air pressure inside the sealed work area stays lower than the pressure in the rest of the house. That means any spores stirred up during removal get pulled toward the exhaust rather than drifting into your living space. True HEPA filters capture 99.97% of particles down to 0.3 microns, which is small enough to trap mold spores.

Removal and Cleaning

On hard, nonporous surfaces like countertops, glass, tile, and shower walls, mold can be scrubbed away with hydrogen peroxide, bleach, or 70% isopropyl alcohol. All of these are effective at inhibiting fungal growth on solid materials. Bleach works but produces fumes that irritate your eyes, lungs, and skin, so hydrogen peroxide is often preferred for the same job with less exposure risk.

Porous materials are a different problem entirely. When mold penetrates wood, drywall, ceiling tiles, carpet, or fabric, no surface cleaner can reach the root growth. These materials need to be cut out and discarded. This is one of the main reasons professional remediation costs more than people expect: it often involves removing and replacing sections of wall, flooring, or insulation rather than just scrubbing.

Clearance Testing

After the physical work is done, the job isn’t considered complete until clearance testing confirms the space is safe. This verification process, guided by the IICRC S520 standard (the industry benchmark for professional mold remediation), involves several steps. An inspector performs a detailed visual check, looking not just for visible mold but for any remaining dust. A properly remediated area should be “white glove” clean. Moisture mapping with infrared cameras and meters confirms that the water source has been eliminated. Surface sampling using tape lifts or swabs checks for settled spores invisible to the naked eye. Air sampling compares spore counts inside the containment to outdoor air.

Passing criteria are specific. The total indoor spore count should be equal to or lower than outdoor levels. The types of mold found inside must match what’s found outside. If black mold turns up indoors but not outdoors, the test fails even if the total count is low. The species distribution inside should also mirror the outdoor proportions. If the outdoor air is dominated by one common species, the indoor air should reflect the same pattern.

Cleaning Agents: What Works on Which Surfaces

For nonporous surfaces, you have several effective options. Hydrogen peroxide (the standard 3% solution sold in drugstores) can be sprayed directly onto hard surfaces, left to sit for 10 minutes, then wiped away. Bleach diluted in water works similarly on nonporous materials. Both kill surface mold and prevent regrowth on hard materials like tile, glass, and sealed countertops.

Neither hydrogen peroxide nor bleach can eliminate mold that has penetrated porous materials. Research confirms these cleaners inhibit fungal growth on solid surfaces but aren’t effective once mold has rooted into wood, fabric, or unsealed drywall. If you see mold on bath rugs, wooden walls, ceiling tiles, or carpet, the affected material needs to be removed and replaced. Preventing Mold From Coming Back

Remediation only works long-term if you fix the moisture problem that caused the growth in the first place. The EPA recommends keeping indoor relative humidity between 30% and 50%, and never above 60%. A simple humidity meter, available at any hardware store for under $20, lets you monitor this.

Common sources of excess moisture include leaky pipes and faucets, skipping exhaust fans while cooking or showering, oversized or poorly maintained air conditioning systems, clogged gutters, and poor drainage around the foundation. Any of these can create the damp conditions mold needs to colonize.

Practical steps to control moisture:

  • Use exhaust fans every time you cook or shower, and let them run for several minutes afterward.
  • Vent appliances outdoors, including your dryer and range hood.
  • Run your AC on the “auto fan” setting rather than constant fan, which can recirculate moisture back into your home.
  • Use a dehumidifier in chronically damp areas like basements, and clean it regularly.
  • Fix leaks immediately, even small ones under sinks or around windows.
  • Grade your landscaping so the ground slopes away from your foundation on all sides, ideally a 5% grade extending at least 10 feet out.
  • Clean gutters and downspouts regularly so water drains away from the foundation rather than pooling near it.

Opening windows can help with air circulation, but only when outdoor humidity is below 50%. On humid days, you’ll make the problem worse by inviting moist air inside. A dehumidifier paired with proper ventilation is a more reliable year-round strategy.
